Downtown Seattle's Condo Trend

Recently it seems as if every new tower in downtown Seattle is converting to condominiums. It is an exciting and new trend, considering that for the past few years downtown residential development has been almost exclusively rentals. The coming increase in inventory is much-needed, and makes sense in response to the softening of Seattle’s rental market, and increased demand for condos as a cheaper single-family option.

 

Here are some of the biggest condo projects going on right now:

 

The 2nd Avenue Condo tower, a 45-story building containing 498 condo units plus ground level retail will be replacing the Chromer Building at 1516 2nd Ave. Developer is Pinnacle Plus (a joint venture of Plus Investment)

A South Lake Union condo project containing 113 condo units is set for 1170 Republican St. Developer is Plus Capital Partners. Construction is set to start in early 2019.

A Capitol Hill condo project is set for 403 13th St, and looks to include studio, 1, 2, and 3 bedroom condos, set for move-in winter of 2018. Developer is BrightWork Builders.

The Neighborhood Collection is a 3-building condominium project outlined below, collectively delivering 133 condo units to the market. Reservations are happening now.

-       Atrium, located at 750 11th Ave E, will offer 34 units

-       Wallingford 45, located at 1601 N 45th St, will offer 48 units

-       Edison, located at 121 12th Ave E, will offer 51 units

Spire Condominiums will be a 45-story tower offering 350 condo units, located at 600 Wall St in Belltown. Developer is Laconia. Occupancy is scheduled for late 2020.

Solis Condominiums will be a 6-story building with 45 condo units at 1300 E Pike St in Capitol Hill. Developer is SolTerra. Set for completion in 2020.

The Emerald Condominiums is a tower going up right by Pike Place Market at 121 Stewart St. The tower will be 40 stories and offers 265 condo units. Developer is Daniels Real Estate. Sales will start in early 2019.
