New Construction Update

The time has come for all of the latest downtown condo projects to start previews, reservations, and sales. Here’s a quick update to catch you up!


Mid-September, the Neighborhood Collection’s Atrium (34 units), Edison (51 units), and Wallingford (48 units) buildings opened up for reservations. On that first opening day, only 7 units were secured. The formal sales debut won’t take place until later this month, but in the meantime certain buildings are offering private tours to prospective buyers and brokers. Occupancy is scheduled to begin later this fall.


Solis on Capitol Hill also opened up for reservations last month, and is now over 50% reserved. Occupancy at this luxury, eco-friendly community located in the Pike/Pine neighborhood is scheduled for early 2020, and groundbreaking for the project is expected sometime this month.


Spire, a 41-story luxury tower in Belltown, held an event on October 13th offering design previews, and accepting reservations for priority presales ahead of the public sales debut scheduled for later this month. Occupancy is expected in Winter 2020-21.


Gridiron Condos (the project next door to Century Link stadium) is fully open, and as of 5 days ago there remained 11 income restricted units still available and 36 available market-rate units. The prices of the income-restricted units range from $350,890 to $400,882 and are available to households and individuals under certain income caps. A great investment for first time home buyers!


The Emerald, another downtown luxury tower offering breathtaking high-rise views, is rumored to be starting previews this December, and opening its sales gallery in early 2019.


403 Thirteenth, the boutique condominium building on Capitol Hill, recently pushed back its move-in date from winter of 2018 to February of 2019.


First Light, a high-end residential tower project centered around beauty, public art, and setting the bar for what a luxury residence in Seattle ought to be, is looking to begin public previews later this month, with reservations to follow. A Design Review Recommendation meeting is scheduled for 5:30pm on October 16th.
